Pembrooke was recently contracted by a client with a beautiful piece of property in East Hampton. We were asked to obtain a permit for the removal of an existing dilapidated swimming pool and deck and asked to reconstruct the backyard to include a new luxury gunite pool and spa, an outdoor kitchen, a fireplace, pavilion, pool house, tennis court, and a patio. The challenge presented to us was substantial. We devised a complex yet forthright plan that incorporated careful placement of the pool and the companion structures, as well as the compliant landscape revegetation. When we presented the plan to the Town of East Hampton, it was immediately approved.
Wetland challenges are fairly common in Quogue, Southampton, Water Mill, Bridgehampton, Sagaponack, Sag Harbor, Wainscott, and East Hampton. We have partnered with, and have access to, specialists who routinely work with regulatory agencies (such as the DEC) in order to obtain letters of non-jurisdiction and wetland variances. In addition, Pembrooke excels in planting (and protecting) permissible foliage, shrubbery and vegetation. It is crucial that the installations of such plants be attractive in some cases provide privacy, and that they be permissible.
Careful landscape design preparation and renderings showing the cost and lot coverage is essential to proper planning. The over-clearing of property and lot size is also an issue for many Hamptons clients. We routinely ascertain site boundaries for over-cleared lots and revegetate with plants and trees from an approved list making the property compliant.
